Sellers, and their listing agents are required to disclose to prospective buyers everything material about the home. These disclosures are compiled together in the Disclosure Packet. The Disclosure Packet is generally a 100+ page document, complete with regulatory required disclosures (such as lead paint warnings, earthquake and flood zones and carbon monoxide compliance, etc), a 3R report (Report of Residential Building Record) from the local county or city outlining historical permits, an independent inspection report, and written disclosures by both the seller and the listing agent of what they know about the home.
